These conditions govern the booking and stay at the accommodation published on bbtoscana.com, for the dates and under the conditions indicated in the booking summary and in the subsequent confirmation sent to the customer.
1. Booking and confirmation
The reservation is considered completed when the customer sends the request via the website or another channel indicated by the property, and is considered confirmed only after acceptance by the property and receipt of any confirmation email or the required payment/deposit.
2. Prices and tourist tax
The prices applied are those indicated at the time of booking and refer exclusively to the services expressly included in the selected offer.
Unless otherwise indicated, any tourist tax, extra services, additional cleaning, late check-in, or other supplements not included will be highlighted separately, if applicable.
3. Deposit, guarantee and balance
The property may require a deposit, a down payment, or a credit card guarantee, as specified in the rate or booking confirmation.
The balance of the stay must be paid within the timeframe and using the methods communicated by the property; failure to do so may result in the reservation being suspended or canceled as set forth in these conditions.
4. Cancellation, modification, no-show and early departure
Cancellation and modification conditions depend on the rate selected at the time of booking and are binding upon conclusion of the stay contract.
In the event of late cancellation, no-show, shortening of stay, or early departure, the property may retain the deposit or charge the penalty indicated in the booked rate.
5. Right of withdrawal
Pursuant to art. 59, paragraph 1, letter n) of Legislative Decree 206/2005, the right of withdrawal provided for distance contracts does not apply to accommodation services relating to a specific date or period of performance.
6. Check-in, check-out and documents
Check-in and check-out times are those indicated on the website, in the booking summary, or in the confirmation sent by the property, unless otherwise expressly agreed in writing.
Upon arrival, all guests must present a valid ID for the mandatory registration required by law.
7. Guest Registration
Only the people indicated in the reservation and duly registered upon arrival may stay at the property.
Additional guests who are not notified and authorized by the property are not permitted.
8. Rules of stay
Guests are required to use the rooms, apartments, furnishings, facilities, pool, outdoor spaces, and common areas with care and respect for the property, other guests, and safety regulations.
Any quiet hours, house rules, smoking bans in restricted areas, and any other instructions posted at the property or communicated before or during the stay must be respected.
9. Minors and responsibilities
Minors must be accompanied and remain under the supervision and responsibility of their parents or accompanying adults for the entire duration of their stay, including use of the swimming pool and outdoor areas.
10. Damages
The guest is responsible for any damage caused to the property, furnishings, equipment, and common areas by themselves or by the people for whom they booked.
The property reserves the right to request reimbursement for any damages found.
11. Animals
Pets are only allowed if expressly permitted or authorized by the property prior to arrival and may be subject to special conditions or additional charges.
12. Force majeure
In the event of unforeseeable events or force majeure that make it impossible to complete the stay, the property will, where possible, adopt an alternative solution or proceed in accordance with applicable law and the terms and conditions of the booked rate.
13. Privacy
The personal data provided by the customer will be processed exclusively for purposes related to the booking, the stay, and administrative and legal obligations, as indicated in the privacy policy published on the website.
14. Applicable law
These conditions are governed by Italian law.
